我有朋友打算買 #2778 作長線投資, 有些問題想請教：
From AAstocks: 冠君產業信託 發行股本 (股) 46.31億
截至2008年12月31日止年度 物業淨收入 13.342億港元
From HK Stock Exchange:
( 1 ) Trust mgt fee 1.14% in Total trust unit
(2)「2006年可兌換債券」指 由福源有限公司發行的本金總額為765,000,000港元於 2011年到期的2厘票息有擔保可兌換債券，以經調整轉
換價每基金單位4.32港元（將由2009年5月27日起調整
為每基金單位4.26港元）兌換為基金單位
(3)「2008年可兌換債券」指 由 Fair Vantage Limited 發行的本金總額為
4,680,000,000港元於2013年到期的1厘票息有擔保可
兌換債券，其可於2009年6月3日或以後以初始兌換價
每基金單位4.39港元（將由2009年5月27日起調整為每
基金單位3.92港元）兌換為基金單位.
The rental income is stable or slightly increase 10%.
My question is :
1. if these convertable bonds were converted into shares, I est. it be around 25% of total unit trust will be added as the conversion price is decreasing
2. After the above low cost bonds redeemed, the refinancing cost will increase substanitally, not the 1 or 2%. Thus, the profit and price of this will go down.
The price of this fund will be peaked in around 2012 -2013 before bonds redemption.
I.e. Not a good investment after 2012, did I miss anything, or can you tell me how to value them or look at their B/S P/L, as I don't know how to present them in the logical way that you did, thanks.
